
Buying Property Checks That Protect Your Investment
A hairline crack beside a London terrace window may be harmless historic movement. It may also point to ongoing foundation movement, a failed lintel or previous subsidence. That distinction can affect the price you pay, whether a mortgage lender is satisfied and whether an insurer will offer normal terms. Effective buying property checks are therefore not simply a box to tick before exchange. They are a way to establish what you are buying, what it may cost to put right and what evidence will be needed later.
Buying property checks should begin before commitment
A viewing is designed to help you decide whether a home suits your life. It is not designed to establish whether its structure is performing as intended. Fresh paint can conceal staining, recent plastering can cover cracking, and a well-presented loft can obscure changes to roof members or chimney supports.
The right level of investigation depends on the property, its age and what you can see. A period house with stepped cracking, sloping floors and a history of underpinning deserves a different approach from a modern flat with no visible signs of movement. Equally, a recently extended property may look immaculate but still require checks on whether the structural works were properly designed, approved and signed off.
The earlier a concern is identified, the more options a buyer has. You may decide the issue is minor and proceed. You may renegotiate the price to reflect repair costs, ask the seller for further documents, make the purchase conditional on satisfactory evidence, or walk away. Once contracts are exchanged, your position is far less flexible.
Know what each inspection can tell you
A RICS Home Survey is often a sensible starting point. It can identify visible defects, comment on general condition and flag areas needing specialist advice. However, a surveyor will commonly recommend a structural engineer where cracking, movement, alterations or possible subsidence are outside the scope of a general survey.
A structural inspection has a more focused purpose. A chartered structural engineer examines the pattern, location and likely cause of observed defects, considers how the building is carrying loads, and advises whether further investigation, monitoring, repair or no action is appropriate. The report should explain the practical implication, rather than merely state that a crack exists.
This does not mean every older property needs a full structural survey. Buildings move slightly over time, and many cracks are cosmetic. The value lies in obtaining targeted engineering advice where the signs, history or proposed use justify it. A report based on a proper site inspection is also more useful to lenders and insurers than a brief opinion without analysis.
Structural warning signs worth investigating
No single defect proves a serious problem. Engineers assess a combination of evidence: crack shape and width, whether it crosses bricks or plaster only, distortion to openings, changes in floor level, local drainage conditions, nearby trees, alterations and the building's history.
Particular triggers for a structural assessment include:
stepped or diagonal cracking in external brickwork, especially around windows and doors;
cracks that are widening, recurring after decoration or accompanied by sticking doors and windows;
a record of subsidence, underpinning, tree-related claims or an ongoing insurance matter;
removed walls, altered chimneys, loft conversions or extensions with incomplete paperwork;
sagging roofs, spread roof timbers, deflected floors or signs that beams have been cut or inadequately supported;
damp staining, timber decay or leaks that may have weakened structural elements over time.
A crack near a window, for example, may result from normal thermal movement, a local lintel issue or wider ground movement. The repair strategy and cost are very different in each case. Filling and repainting before understanding the cause can create false reassurance and may leave the underlying issue unresolved.
Check the evidence behind alterations
London housing stock has been altered repeatedly. A Victorian house may have an old rear addition, a converted loft, a chimney-breast removal and a more recent kitchen refurbishment. Each change can affect the load path through the property.
Ask for documentation relating to structural alterations. Depending on the works, this may include structural calculations, drawings, Building Control approval and completion records, party wall documentation, warranties, and any correspondence about defects. For leasehold flats, also establish whether the required freeholder or managing agent consent was obtained.
Paperwork is valuable, but it should be read with care. Building Regulations approval does not automatically confirm that every detail was built correctly, particularly where works are old or records are incomplete. Conversely, missing paperwork does not always mean the work is unsafe. It does mean that the risk needs to be assessed properly, especially if you expect to refinance, insure the property or carry out further work.
Chimney-breast removals are a frequent example. Where a chimney stack or breast has been removed from one level but remains above, the remaining masonry must be supported safely. Inadequate brackets, undersized steelwork or unverified support arrangements can become a lender concern. An engineer can inspect the accessible arrangement and advise what evidence or remedial design is needed.
Consider the ground, drains and trees
Structural movement is not always caused by the building itself. London contains areas of shrinkable clay, made ground and variable soil conditions. Clay soils can move seasonally as moisture levels change, particularly where mature trees are close to shallow foundations.
That does not mean every tree near a house creates a subsidence risk. Species, height, distance, soil type, foundation depth and the pattern of movement all matter. Removing a tree without advice can also create problems in some circumstances, because soil can rehydrate and heave. A reasoned investigation is safer than assumptions in either direction.
Drainage defects are another possible contributor. Escaping water can soften or wash out supporting ground locally, while defective gutters and downpipes can cause persistent saturation next to walls. If there is evidence of movement, an engineer may recommend drainage investigations, crack monitoring or specialist ground advice before a repair scheme is specified.
Lender and insurer questions need clear answers
Mortgage valuations are not comprehensive building inspections. If a valuer sees significant cracking, historic subsidence or unverified structural alterations, the lender may retain the property as security only subject to further information. Requests commonly include a structural engineer's report, a costed repair proposal, confirmation of adequacy, or evidence that an insurance claim has been closed.
Insurance questions can be equally important. A seller's disclosure of previous subsidence is not necessarily a reason to abandon a purchase, particularly if the cause was investigated and repairs were completed. But you should understand who provided cover, whether there is an existing claim, whether monitoring is ongoing and whether the insurer will continue the policy after completion. Specialist engineering evidence can help separate a historic, resolved matter from active movement.
The most useful report answers the questions third parties will actually ask. Is the property currently stable? What is the likely cause of the observed damage? Is further investigation required? Are repairs necessary, and if so, what is their likely scope? Can the property be considered suitable security from a structural perspective? A clear, tailored report gives your broker, solicitor, lender and insurer something practical to work with.
Use findings to make a measured decision
A structural issue is not automatically a failed purchase. Many defects are repairable, and some are minor. The decision should reflect the seriousness of the issue, the cost and disruption of remedial work, the availability of insurance, the seller's evidence and your own plans for the property.
If you intend to extend or remove internal walls after purchase, existing concerns need to be considered alongside the proposed project. A house with modest historic cracking may still be suitable for alteration, but foundation design, drainage protection or the sequencing of works may need to change. Early engineering input can avoid paying twice for investigations and designs.
Do not rely solely on a verbal reassurance when a lender, insurer or significant structural risk is involved. Ask for written findings that identify the property, describe the inspected areas and set out any limitations. A thorough report should be proportionate to the concern, technically sound and written clearly enough for non-engineers to understand.
