
When Do Cracks Need Inspection? A London Guide
A hairline crack above a doorway can be a normal consequence of plaster drying or minor seasonal movement. The same-looking crack, if it has recently opened across brickwork beside a bay window, may need prompt investigation. Knowing when do cracks need inspection is less about reacting to every mark on a wall and more about recognising movement, pattern, location and the decisions that depend on a clear answer.
For London property owners, visible cracking often appears at an inconvenient moment: before exchange, during a mortgage valuation, after a neighbour’s excavation, or just as plans for an extension are taking shape. A qualified structural inspection establishes whether the defect is cosmetic, historic, progressive or associated with an underlying issue such as foundation movement, altered load paths or water damage.
When do cracks need inspection?
Cracks should be inspected when they are new, growing, recurring after repair, or accompanied by other evidence of movement. This includes doors and windows beginning to stick, gaps opening around frames or skirting boards, sloping floors, distortion to external walls, or fresh separation where an extension joins the original house.
Location is particularly significant. Cracks that run diagonally from the corner of a window or door opening can indicate local stress in masonry. Stepped cracking following mortar joints may point to differential movement in a brick wall. Horizontal cracks, bulging, or cracking around a chimney breast require careful assessment because they can relate to lateral restraint, corrosion, roof movement or changes made to the structure.
A crack in a plaster finish is not automatically a structural concern, and neither is a fine line in paint. However, it deserves more attention where it continues through finishes into the masonry, passes from inside to outside at a corresponding position, or reappears after filling. The key question is not simply how wide it is today, but whether there is evidence that the building is still moving and why.
Arrange an early inspection if the crack is changing
Photographs with dates can be useful, especially where the same image includes a ruler or crack-width gauge. A clear progression over weeks or months is more relevant than an isolated measurement. Fresh edges, unpainted fracture surfaces, crumbling plaster and recently displaced wallpaper can also suggest recent movement.
Do not rely on a single rule that says all cracks above a particular width are serious. Crack-width categories can help engineers describe damage, but they do not diagnose its cause. A narrow crack in a critical location may require investigation, while a wider but longstanding crack in a non-loadbearing plaster partition may not indicate a structural defect. Construction type, ground conditions, age, previous alterations and the building’s history all matter.
Seek urgent advice where safety may be affected
Some signs should not wait for routine monitoring. Obtain professional advice promptly if a wall is visibly leaning or bulging; a chimney breast appears to be separating; brickwork is loose; a ceiling is sagging; or cracking follows a sudden event such as escape of water, impact, nearby groundworks or a tree failure. If there is an immediate risk of falling masonry or collapse, keep people away from the affected area and contact the appropriate emergency service or building professional.
In older London houses, party walls, parapets and chimneys can be particularly vulnerable where past alterations have removed support or where prolonged water ingress has weakened materials. A site inspection can identify whether temporary precautions, further opening-up work or a permanent structural repair is required.
Why cracks appear in London homes
London’s varied geology makes blanket assumptions unhelpful. Clay soils can shrink during dry periods and swell when moisture levels recover, affecting foundations differently across the footprint of a property. Trees, leaking drains and changes to surface water drainage may influence local ground moisture. In other areas, made ground, former basements, nearby construction and historic foundations can be relevant.
Not every crack is subsidence. Thermal expansion, normal settlement in newer work, timber shrinkage, inadequate lintels, roof spread, corroding steelwork and poorly executed alterations can each produce characteristic cracking. An extension may move differently from the original house, particularly where foundations, soil conditions or construction dates differ. A structural engineer’s role is to distinguish the credible causes rather than label every defect as subsidence.
Water is often an overlooked contributor. Leaking gutters, defective downpipes, drainage issues and failed flashings can soften soil, saturate masonry or cause timber decay. Repairing the crack before controlling the moisture source can leave the underlying problem unresolved.
Cracks before buying, borrowing or insuring
A mortgage valuation is not a detailed structural survey. If a valuer flags cracking, movement or possible subsidence, the lender may ask for a structural engineer’s report before confirming the loan. The report needs to do more than state that cracking exists. It should explain the observed pattern, likely cause, extent of concern, whether further investigations are proportionate, and what repairs or monitoring are recommended.
For a purchaser, this evidence can materially affect price negotiations, timescales and confidence in the transaction. It may also clarify whether a crack is historic and stable, whether an insurance claim or specialist investigation is appropriate, and whether future building work needs to account for existing movement.
Insurers may require evidence before accepting or continuing cover where subsidence is suspected. Their requirements vary. In some cases, a drainage survey, trial pits, tree information or a period of crack monitoring may be necessary. Monitoring is useful when the question is whether movement is active, but it is not a substitute for an initial professional assessment. Starting monitoring without a clear hypothesis can add delay without producing the evidence a lender or insurer needs.
Inspection before alterations or neighbour works
Cracks deserve inspection before removing a chimney breast, forming a wider opening, converting a loft or building an extension. Existing cracking may reveal that a wall is already carrying loads in an unexpected way, or that a previous alteration requires support to be checked. Structural calculations and drawings should reflect the property as found, not an assumed ideal condition.
This is especially relevant for leaseholders. A freeholder or managing agent may request a structural report and drawings as part of a Right of Alter application. Clear engineering evidence can show how proposed beams, padstones, lintels or foundations will be designed without worsening existing defects or compromising neighbouring flats.
If neighbouring excavation, basement work or major redevelopment is planned, record the condition of your property before work begins. A dated schedule of condition, supported where necessary by an engineer’s observations, creates a baseline should concerns arise later. It does not prove causation on its own, but it is far stronger than trying to reconstruct the original condition after cracks have appeared.
What a structural crack inspection should provide
A useful inspection begins with the building, not a template. The engineer should consider the age and form of construction, crack locations and orientation, visible distortion, prior repairs, drainage and vegetation, nearby work, and any available history. Access limitations should be stated plainly, as should the boundaries of the opinion where parts of the structure are concealed.
The resulting report should set out practical next steps. Depending on the findings, that may be reassurance and local repair, crack monitoring, drainage investigation, foundation assessment, masonry repair, additional support, or structural design for planned alterations. Where a lender, insurer, Building Control body or freeholder is involved, the report should be framed so that its findings and recommendations can be acted upon.
