A crack that opens in a dry summer and appears to close when the rain returns is not merely a cosmetic nuisance. It can be a key sign of shrinkable clay soil subsidence, particularly at London properties where foundations sit within clay-rich ground. The right response is neither panic nor guesswork. It is a proportionate structural investigation that identifies whether the building is moving, why it is moving, and what evidence will satisfy an insurer, mortgage lender or prospective buyer.

Why clay can cause a house to move

Clay soils hold water within their structure. When moisture levels fall, some clay types shrink substantially. When they become wet again, they swell. This seasonal volume change can affect the ground supporting a building's foundations.

Older London homes are often more exposed because their original foundations may be relatively shallow by modern standards. A period of dry weather can cause the clay beneath part of a property to shrink, reducing support locally. The affected area may settle while the rest of the building remains comparatively stable, creating differential movement and cracking.

The issue is not that every property built on clay will subside. Much depends on the clay type, foundation depth, the building's layout and condition, local drainage, and the presence of vegetation. A well-maintained house on clay can remain stable for many years. Equally, a small change in local ground conditions can expose a weakness that was not previously apparent.

Trees, drains and weather patterns

Mature trees and large shrubs are a frequent consideration. Their roots draw significant moisture from the soil, sometimes extending far beyond the canopy. Where a thirsty tree is close to a shallow-founded building on shrinkable clay, soil drying can be concentrated beneath one elevation or corner.

Removing a mature tree is not automatically the answer. If clay has dried over many years, rapid removal can allow the ground to rehydrate and swell, potentially causing heave. Any recommendation on vegetation needs to consider species, size, distance, condition, local soil and the likely interaction with the foundations. It should not be based on a generic distance rule alone.

Leaking drains can also alter moisture conditions. In some cases, they soften or wash out supporting ground; in others, they create localised changes that complicate the movement pattern. Prolonged drought followed by intense rainfall can make seasonal effects more visible, but weather alone does not prove subsidence.

Shrinkable clay soil subsidence: cracks that warrant investigation

Not all cracks indicate a foundation problem. Plaster can crack through normal drying, timber can move with seasonal humidity, and minor thermal movement is common in older properties. The concern rises where there is a pattern of progressive or differential movement.

Cracks associated with possible subsidence are often diagonal, stepping through brickwork or running from openings such as windows and doors. They may be wider at one end, commonly around corners of a building or where an extension joins the original house. You may also notice doors or windows sticking, gaps opening between skirting boards and floors, distorted frames, or cracks recurring after decoration.

The location matters as much as the width. A 2 mm internal plaster crack may be of limited concern in isolation. A similar crack that continues through external brickwork, aligns with distortion at an opening and has visibly changed over time deserves a closer look. Historic cracks can also be significant if they were repaired without establishing and addressing the cause.

For buyers, the trigger may be a valuer's comment, a survey report referring to movement, or a previous insurance claim disclosed by the seller. For owners, it is often a crack that has reappeared, a neighbour's building work, or an insurer asking for further evidence before renewing cover.

What a proper investigation should establish

A useful subsidence investigation is not simply a statement that cracks are present. It should connect the visible symptoms to the building, its site and the likely mechanism of movement.

A chartered structural engineer will normally inspect crack positions and characteristics, assess whether the pattern suggests foundation movement or another cause, and consider the age and form of the building. This includes changes to the property, such as a rear extension, removed chimney breast, altered drainage, nearby excavation or previous repairs.

The external environment also needs review. Relevant observations can include mature vegetation, ground levels, surface-water falls, drainage arrangements and evidence of localised defects. Where available, historic photographs, previous reports, insurance correspondence and information about crack progression can add valuable context.

Further investigation is sometimes appropriate, but it should be justified. Crack monitoring can establish whether movement is active and whether it follows a seasonal cycle. A drain survey may be needed if drainage failure is suspected. Trial pits can expose foundation depth and construction, while soil testing may identify clay characteristics. These steps have cost and disruption implications, so they should answer a specific question rather than be ordered as a routine package.

Why monitoring is often preferable to an immediate repair

When there is no evidence of urgent structural instability, monitoring can be the most sensible route. Tell-tales or accurate crack gauges, read at suitable intervals, create a record rather than relying on memory or photographs taken from different angles.

A monitoring period can show whether cracking is stable, steadily progressive or seasonal. This distinction influences the advice. Stable historic movement may require repair and documentation, not underpinning. Ongoing seasonal movement may require work to control the cause, such as considered vegetation management or drainage repairs, before cosmetic works are attempted.

There are exceptions. Significant distortion, rapidly changing cracks, compromised masonry, or concerns over structural safety need prompt assessment. A competent engineer can advise whether temporary measures, further opening-up or urgent repair is required.

Avoiding the wrong remedy

Underpinning is often the first word homeowners hear when subsidence is mentioned, but it is not a default solution for clay-related movement. It can be expensive, disruptive and unnecessary if the building has stabilised or if the root cause can be addressed by less invasive means.

Similarly, filling and repainting cracks before establishing their cause can result in repeat damage and a weaker evidential position later. A buyer, lender or insurer may reasonably ask what the cracks were, whether movement was active, and what was done in response. Clear records are more persuasive than assurances that the issue was minor.

Tree removal, pruning and root barriers also involve trade-offs. Work may require consent if a tree is protected or within a conservation area, and poorly planned removal can create heave risk. Drainage work must be designed and installed so that it resolves the defect without directing water towards the building or neighbouring land.

The appropriate remedy could range from local masonry repairs and crack stitching to drainage repairs, vegetation management, foundation strengthening or, in a limited number of cases, underpinning. The correct answer depends on evidence, not the severity of the word used to describe the problem.

Implications for insurance, mortgages and a sale

Subsidence has administrative consequences as well as engineering ones. Insurers may appoint their own loss adjusters and specialists, particularly where there is an active claim. Owners should be careful not to obscure evidence or commence significant repair work without discussing the position with their insurer, as this can complicate a claim.

For a mortgage transaction, a lender may seek a structural engineer's report where a valuation identifies cracking or a survey raises movement concerns. The report needs to do more than describe defects. It should provide a clear professional opinion on likely cause, the level of concern, recommended next steps and whether the property appears suitable security from a structural perspective, subject to stated limitations.

Where a property has a known subsidence history, openness is usually the better approach. Provide the relevant insurance documents, monitoring records, investigation reports and completion information for remedial works. A concise, technically grounded evidence trail can reduce uncertainty for a purchaser and their lender. Concealing or casually dismissing past movement tends to create greater concern when it later emerges.

Practical steps when you spot possible movement

Start by taking dated, well-lit photographs from consistent positions, including wider shots that show where each crack sits in the building. Note whether doors or windows have begun sticking and whether the crack has changed after dry or wet periods. Avoid repeatedly filling cracks while you are trying to establish movement.

If there is a nearby mature tree, do not arrange major pruning or removal solely on the basis of online advice. Record its approximate distance and species if known, then obtain site-specific engineering advice. Likewise, investigate obvious drainage defects promptly, but retain reports and invoices as part of the property's record.

For substantial cracks, visible leaning, bulging walls, sudden changes or any concern that part of the structure may be unsafe, seek urgent professional advice. Do not wait for a monitoring programme if there is a potential immediate safety issue.

A tailored structural inspection gives property owners a defensible starting point: clear observations, proportionate recommendations and a route to the evidence required by the parties making decisions about the home. In a market where a single crack can affect a sale or policy renewal, careful engineering judgement is a practical form of protection for the property investment.
