
Structural Inspection: When Your Home Needs One
A crack running from a window corner, a noticeably sloping floor or a lender’s request for further investigation can turn an otherwise straightforward property decision into a source of real uncertainty. A structural inspection replaces assumptions with professional engineering evidence. It establishes what is happening, how serious it may be, and the practical action needed to protect the property, finance and planned works.
For London homeowners and buyers, this evidence often has a wider purpose than identifying a defect. It may be needed to satisfy a mortgage lender, support an insurance claim, obtain Building Control approval or reassure a freeholder before alterations begin. The quality and relevance of the inspection matter because a generic report rarely answers the particular question holding up a purchase, renovation or claim.
What is a structural inspection?
A structural inspection is a site assessment by a qualified structural engineer of the parts of a building that carry load, resist movement and keep the property stable. Depending on the concern, this can include foundations, external and internal walls, floors, roof structures, beams, lintels, chimney breasts and the ground around the property.
The engineer considers visible signs alongside the building’s form, age, construction and alteration history. A Victorian terraced house with shallow foundations, for example, presents different considerations from a modern flat in a converted block. London clay, nearby trees, drainage defects, historic underpinning and neighbouring building work can also be relevant when movement is suspected.
The purpose is not simply to state that cracking exists. Cracks are symptoms, not diagnoses. The engineer assesses their pattern, width, location and direction, then considers whether they are consistent with normal ageing, thermal movement, minor settlement, moisture-related distortion, overstressing, structural alteration or possible subsidence.
When should you arrange a structural inspection?
The right time is usually when a visible issue, a proposed alteration or a third party raises a structural question that cannot responsibly be answered by guesswork. Acting early can prevent a small concern becoming an expensive delay later in the project.
Cracks, movement and changes to the building
Not every crack indicates a serious structural defect. Fine, stable plaster cracking is common, particularly in older homes, and may have little bearing on the safety of the building. However, stepped cracking in brickwork, diagonal cracks around openings, widening gaps, distorted door frames or a newly uneven floor deserve closer attention, especially if they are progressing.
A structural engineer will look for the context that gives those signs meaning. Are cracks confined to finishes, or do they continue through masonry? Is there evidence of historic repair? Have recent drought conditions, leaking drains, tree growth or nearby excavation changed the ground conditions? The answer may be reassuring, but it should be based on inspection rather than appearances alone.
Where movement cannot be dated confidently, crack monitoring may be recommended. This records change over an appropriate period, allowing decisions about repair, insurance or underpinning to be supported by evidence rather than a single snapshot.
Buying, remortgaging or responding to a lender
A mortgage valuation is not a detailed structural survey. If the valuer flags cracking, suspected movement, previous underpinning or an altered structural element, the lender may request a structural engineer’s report before releasing funds.
A mortgage structural survey needs to address the lender’s actual concern clearly. It should explain the likely cause, assess whether the issue appears active or historic, identify any repair or investigation required, and state whether the property is considered suitable security from a structural perspective. Vague wording can lead to further questions, additional delays and avoidable uncertainty for buyers and sellers.
The same principle applies to remortgaging. An issue that has sat quietly for years may only become urgent when a lender, insurer or purchaser asks for formal evidence. A tailored report can provide the explanation required to move the process forward.
Before removing walls or changing the layout
Removing an internal wall, widening an opening, taking out a chimney breast or altering a staircase can change how loads travel through a building. What appears to be a simple refurbishment may require steel beams, padstones, new supports, foundation checks or changes to adjacent walls.
An inspection at this stage determines the existing structure and informs calculations and technical drawings. For Building Control, the design must demonstrate that the new load path is safe and that connections, bearings and support details are properly resolved. For leasehold homes, the same information may be needed for a Right of Alter application and freeholder consent.
What does the engineer examine on site?
The scope should be proportionate to the question being asked. A focused visit for a single internal crack differs from an inspection of a house with a subsidence history or a property being prepared for major reconfiguration.
During a typical inspection, the engineer may assess the following:
The location, form and apparent condition of cracks in walls, ceilings, floors and external masonry.
The alignment and behaviour of openings, including doors, windows, lintels and arches.
Accessible roof, floor and wall structures, particularly where alterations have been made.
Signs of moisture, drainage problems, vegetation influence or ground-related movement.
Existing beams, supports, chimney breasts and other elements affected by proposed works.
Access is important. A visual inspection is normally non-invasive, so concealed timbers, foundations and hidden connections cannot always be verified without opening-up works. This is not a limitation to be glossed over. A careful report should state what was and was not accessible, identify any assumptions and recommend targeted investigation where it is necessary.
In some cases, a drain survey, trial pit, soil investigation, CCTV inspection or input from a specialist contractor will be appropriate. These additional steps should follow the evidence, not be prescribed automatically. They add cost and time, but can be essential where the cause of movement remains uncertain or where repairs depend on ground conditions.
From inspection to an actionable report
A useful structural report does more than describe defects. It turns site observations into a clear route forward. That may mean no structural action is needed beyond routine repair and observation. It may mean localised masonry repair, improved drainage, crack monitoring, further investigation or a designed strengthening solution.
For alteration projects, the next stage may be structural calculations and drawings showing beam sizes, connections, foundations and construction details for Building Control and the contractor. For a lender or insurer, the report may need to address specific questions around ongoing movement, future risk, repair responsibility or whether further monitoring is required.
The wording and level of detail should reflect the intended recipient. Building Control needs demonstrable compliance. A lender needs a clear professional view on structural suitability. An insurer needs evidence that distinguishes an insured event from maintenance, historic movement or another cause. A freeholder needs confidence that proposed work will not prejudice the wider building.
One report cannot always serve every purpose without adjustment. A buyer’s survey, an insurance report and a Right of Alter report may concern the same wall or crack, but they answer different questions. Establishing the required outcome before the visit helps ensure the scope is correct from the outset.
Why the cheapest report can be costly
When a property transaction or refurbishment is already expensive, it is understandable to compare fees closely. Yet structural engineering reports are not interchangeable products. The value lies in the engineering time spent assessing the property, considering the relevant risks, preparing reasoned conclusions and responding when a lender, insurer or Building Control officer asks a follow-up question.
A low-cost template may record visible cracking without giving a meaningful diagnosis or recommendation. That can leave the original problem unresolved and require a second inspection. Equally, an over-cautious report that recommends broad investigation without explaining why can create unnecessary concern and expense.
The right approach is thorough but proportionate. It should identify genuine risk, avoid unsupported reassurance, and give practical recommendations that can be acted upon by owners, contractors and professional teams.
Preparing for the visit
You can help the inspection be more efficient by making affected rooms, loft spaces and external walls accessible where possible. Previous survey reports, photographs showing when cracks first appeared, records of drainage repairs, information on nearby trees and details of past alterations can all be useful.
If the report is needed for a particular purpose, say so at the point of instruction. Provide the lender’s wording, the insurer’s request, the freeholder’s alteration requirements or the proposed architectural drawings. This allows the engineer to assess the right issues and prepare evidence that is fit for the decision ahead.
A structural concern does not always mean a major defect, and a proposed alteration does not have to become an over-engineered project.
