A stepped crack above a window, a sticking door or a sloping floor can quickly raise a serious question: how do you diagnose foundation movement rather than simply patch the visible damage? For London property owners and buyers, the distinction matters. Decorative cracking may need straightforward repair, while progressive structural movement can affect mortgage lending, insurance decisions, planned alterations and the long-term value of a home.
A proper diagnosis is not a judgement made from one photograph or the width of a single crack. It is an evidence-led assessment of the building, its foundations, the ground beneath it and the pattern of damage over time. The aim is to establish whether movement is active, historic or caused by something other than the foundations.
Why foundation movement needs a careful diagnosis
Buildings move for many reasons. Some movement is normal: timber shrinks and expands, new plaster develops fine drying cracks, and small changes can occur as a property settles. Older London homes also commonly show historic cracking from past alterations, wartime damage, shallow original foundations or long-resolved drainage defects.
Foundation movement is more significant when the ground supporting the building changes or when foundations no longer provide consistent support. Urgency also increases if cracking follows excavation, a major water leak, storm damage, impact or removal of structural elements. Do not remove masonry, widen openings or start major redecoration to conceal the issue before it has been inspected. Photographs taken over time, dates of observed changes and details of any recent works can all assist the assessment.
If there is an immediate concern about safety, keep people away from the affected area and seek urgent professional advice. Temporary works may be required before a full remedial scheme is developed.
What happens after the diagnosis
The right remedy depends on the cause. Stable historic cracks may only require local repair once the engineer has confirmed there is no continuing structural concern. A drainage leak may need repair and a period of observation. Movement linked to an alteration may require a beam, lintel, restraint or revised load path. Only in selected cases, where the evidence supports it, will underpinning or more substantial foundation works be appropriate.
This is why low-cost, generic reports can create expensive problems. A report that simply labels every crack as subsidence can alarm a lender or insurer without identifying a workable solution.
