Homes we inspect in Greenwich
West Greenwich, Crooms Hill and the streets around Greenwich Park have Georgian and Regency houses, many listed and close to the Maritime Greenwich World Heritage Site. East Greenwich has Victorian terraces and cottages, and the riverside and the Greenwich Peninsula have large modern developments.
For older houses we are usually asked whether movement is historic or ongoing. For newer flats, the questions are about alterations and the structure of the block.
Common structural issues in Greenwich
- Historic movement in Georgian and Regency houses.
- Old chalk workings below ground in parts of Greenwich and Blackheath.
- Cracking where extensions join the original house.
- Riverside properties where ground and drainage differ.
- Alterations in flats that need the freeholder's consent.
Ground conditions
Greenwich's geology is unusual for London. Chalk and the Thanet Sand come close to the surface in places, Blackheath has its pebble beds, and the riverside has alluvium. Parts of the area were mined for chalk and sand in the past, and old workings have occasionally caused ground collapses, so we check the records for each address.
We check the British Geological Survey records for every address we inspect, because ground conditions can change from one street to the next.

Common questions
Do you have an office in Greenwich?
No. Our office is at Gable House, 18–24 Turnham Green Terrace, Chiswick, W4 1QP, and our engineers travel to Greenwich for inspections and site visits.
Could my house be affected by old chalk mines?
In parts of Greenwich and Blackheath, old chalk and sand workings are known to exist. Most houses are unaffected, but a property search or the geological records can show whether a home is in an area of known workings, and an engineer can advise if there are signs of ground movement.
