How we price
Prices for a General and a Comprehensive General Structural Inspection are based on a standard mid-terrace house with two living rooms (a reception room and a dining room), one bathroom and three bedrooms. Any rooms beyond the two living rooms, including extra reception rooms, count as bedrooms. Other charges that can apply:
| Item | Price |
|---|---|
| Fast track: report within 48 hours of the inspection | From £120* |
| Weekend inspection, Saturday or Sunday | From £80* |
| Each bedroom beyond a standard three-bedroom house | £100* |
| Extra time on site, beyond a standard visit | £180* per hour |
| Written report for a wall removal assessment | £180* |
| Return visit, or waiting over 45 minutes, if the area to inspect has not been opened up | £180* |
| Non-traditional construction, invasive investigation or a change of scope on a design visit | £180* per hour |
| Extra copies of a report, or permission to share it with someone else | Administration fee |
Design work and other reports
Calculations and drawings for wall removals and alterations, extensions and loft conversions, freeholder consent reports, insurance reports and crack monitoring are quoted per project. Quotes are free and there is no obligation. Send us photos and any drawings and we will reply with a price.
What affects the price
- The size and layout of the property, including the number of bedrooms.
- How many issues need looking at, and how far apart they are.
- The age and type of the property, and any earlier alterations.
- Non-traditional construction, which takes longer to assess.
- Access to lofts, cellars and roofs.
- Deadlines, if you need the report within 48 hours.
Paying and booking
Once you accept the quote we email you a short list of booking details to confirm, and a secure payment link. The price covers one site visit and one report or calculation package. Payment in full is due at least 24 hours before the visit, and your booking is confirmed when it is received.
Cancellations and refunds
If you book as a homeowner or buyer by phone, email or online, you can cancel within 14 days of booking without giving a reason. If you ask us to inspect within those 14 days and then cancel, you pay only for any service already provided.
After that, cancel in writing at least 48 hours before the inspection for a full refund. If you cancel less than 48 hours before, we may keep the £180* site visit fee and refund the rest. Refunds are made within 14 days. Full terms are in our conditions of engagement.
Why we are not the cheapest
We price so that each case gets the engineer's time it needs. Reports are written for your house, not adapted from a template, and we answer follow-up questions after you have read them.
Common questions
Do you charge for a quote?
No. Tell us about the property and what you need, and we will reply with a price.
Why do prices start from a figure rather than being fixed?
Every property is different. The starting prices are for a standard mid-terrace house; a larger home, more rooms or more issues to look at take longer. We confirm your price in writing before you book, so there are no surprises.
How quickly will I get the report?
Usually within 5 working days of the inspection. This is our normal turnaround, not a guarantee: at busy times, or when we are waiting for information, it can take longer, and we will tell you if it will. If you are working to a deadline, fast track brings it to within 48 hours of the inspection, from £120*.
